Perched on the rugged coastline of Manchester-by-the-Sea, this historic family home required updated outdoor spaces that could withstand its dramatic oceanfront setting. Entirely within a regulated coastal bank, the project first secured Conservation Commission approval before any work commenced. Crowley Cottrell replaced a deteriorating lower bluestone patio with a new exposed aggregate concrete terrace, carefully engineered to endure wave action and salt spray. Above the wall, a seldom-used lawn gave way to a granite terrace that settles naturally into the existing ledge, defined by oversized granite pavers and framed with native coastal plantings. This elevated space captures panoramic views of the surrounding islands and harbor, where sailboats bob gently in the water.
Designed for multi-generational gatherings, the terrace includes a custom granite grill surround and a boulder fire pit for cool evenings by the sea. Working in collaboration with GZA Engineers, the team seamlessly connected a timber pier with a seasonal gangway and float, providing the family direct access to the water and their boat from the upper terrace— making this landscape both durable and deeply connected to its maritime setting.
