We developed a master plan for a retirement community in Fairfield, California, transforming a seasonal creek from a divisive feature into a unifying community landmark. The master plan reorganizes pathways and site elements around the creek, creating a cohesive spine that connects the northern and southern campuses while encouraging interaction with the landscape. Boardwalks and plazas become active zones for outdoor gathering and programming, while new bridges and pathways on the north side reveal once hidden views of the imposing mountains beyond. The popular Bocce courts are relocated to better relate to the creek, making room for an event lawn. Three main plazas—the Central, Meadow, and Junction Plazas—offer flexible spaces for events, relaxation, and scenic enjoyment. Mature trees are preserved while the central creek landscape is transformed into a native meadow, improving aesthetics, sustainability, and site performance.
